PREPARING YOUR HOUSE FOR SALE IN THE SPRING MARKET

The prevailing wisdom has been that the spring market is the best time to sell a house.

The prevailing wisdom has been that the spring market is the
best time to sell a house. While we find that to be less applicable these days
with buyers active all year round, it still seems to be when the most inventory
comes on the market. So for those of you who are considering selling your home
this spring here are a few things you might want to keep in mind as you
prepare.


It is a great time to focus on the interior of your home.Take the time to fix settling cracks in moldings, walls and ceilings, paint chipped woodwork, lighten up a darkly painted room if you have a house that doesn’t have a lot of natural light. If you plan to be away for a few days to a
week take advantage of that time to refinish floors. It’s a messy job and
challenging to do when you are living in the house so a vacation can be a great
time for that work to be done. Gleaming floors make a house look so fresh and
clean.

Focus on your kitchen and baths and make whatever upgrades
to appliances, counter tops and cabinetry your budget will allow. Today’s
buyers have little time and interest in renovation and a house that looks
updated will sell more quickly and for more money. It is an investment
that will always pay off.

Cold winter days are a perfect time for cleaning out closets
and cabinets of all the clutter that has accumulated over the years.  There are donation centers for just about everything so get rid of the overstock of books on the shelves, the clothes that no one wears anymore and the clutter of furnishings that you won’t be taking with you and that make your rooms look tight and small. Remember whatever you don’t get rid of now you will have to deal with when you move. You may as well bite the bullet and do it before you sell so your house looks its best!


Spring is definitely in the air, but your garden is still fairly dormant. Take a look through your photo collection and find some pictures that show your gardens in bloom, your grass a bright green and your pool open and shimmering in sunlight. It will be helpful to have those pictures available for perspective buyers to see how lovely your property looks in season. It’s a good time of year to get any trees trimmed, so that they are cleared of dead wood, broken and hanging limbs and look strong and healthy. Since the weather is improving it is a good idea to have some welcoming flowers on your front steps.  It is mild enough to
put out cheerful pots of pansies. It makes a bright and cheerful statement from
the moment someone steps foot into your home!
